That is not exactly a smart plan. The truth is that monthly home maintenance is a crucial part of protecting our investment, enhancing comfort, and ensuring safety for our family. Regular home maintenance not only preserves the aesthetic appeal of your property but also helps prevent costly repairs down the line. By dedicating a little time each month to simple home maintenance tasks, you can identify potential issues early and keep your home in optimal condition.

Why Monthly Home Maintenance Matters

Interior Maintenance

  • Check Smoke and Carbon Monoxide Detectors: Test alarms and replace batteries if needed.

  • Inspect Fire Extinguishers: Ensure they are charged and accessible.

  • Replace HVAC Filters: Replace or clean filters to maintain air quality and system efficiency.

  • Examine Plumbing: Check for leaks around sinks, toilets, and water heaters. Tighten fittings if necessary.

  • Test GFCI Outlets: Press the “test” button and then the “reset” button to ensure they are functioning properly.

  • Clean Kitchen Appliances: Wipe down the refrigerator coils, clean the oven, and check the dishwasher filter. Also, check your dryer lint trap and vents and washing machine lint traps if you have them.

  • Check the Water Heater: Look for signs of rust or slow leaks that may start to occur.

  • Dust and Vacuum: Pay extra attention to corners, baseboards, and vents.

Exterior Maintenance

  • Inspect Roof: Look for missing or damaged shingles and check for signs of leaks.

  • Clean Gutters and Downspouts: Remove debris and make sure all gutters are intact and working correctly.

  • Maintain Landscaping: Place plants, hedges and landscaping at least 2-3 feet away from the foundation and any crawl space vents. Keep an eye out for standing pools of water, improper drainage issues and any tree root damage. 

  • Check Sump Pump: If you have one, make sure it is working properly in your crawl space or basement.

  • Walk the Property: Take a lap around your property, checking for any signs of damage, wear and tear, or cracks in the brickwork or foundation.

  • Check Crawl Space: Crawl spaces should be dry and clear of debris and any animals or rodents. Use a moisture sensor and check it regularly to detect excessive moisture. Make sure your crawl space door closes properly and is secure. If you don’t have an encapsulated crawl space, be sure the vents are open, allowing good air flow and cross ventilation.
